DO YOU WORK PART-TIME OR FULL-TIME AS AGENTS?


Yes, we are full-time South Bay Realtors. It is our goal to provide a boutique experience for our clients. This includes unique, personal service to each sale.




WHAT ARE THE COSTS INVOLVED?


Fees vary and are based on what is negotiated in the sale. We will provide an estimated closing statement to give you insight on what is to be paid as part of the sale. We also recommend you contact your tax specialist to discuss any tax implications resulting from the sale of your property. Some costs include realtor commission, escrow fees, and termite inspection.




WHAT KIND OF COMMUNICATION AND UPDATES CAN I EXPECT?


You will receive weekly updates, and you can reach us via phone, email, and text should you need anything.




WHAT HAPPENS IF MY HOUSE DOESN’T SELL WITHIN THE CONTRACTED TIME PERIOD?


If your house does not sell within the time we contract, you have a couple of options: you can renew the contract or walk away. If at any time during our contract period you are unhappy with the service we provide, all we ask is that you give us 24 hours to remedy the situation. If you are still unhappy, we will release you from the contract, and you can walk away without any penalty. It is our performance guarantee.




WHAT ARE YOUR AVERAGE HOME SALES PER YEAR?


We sell 20 homes per year on average. Because we choose our clients carefully, our primary focus is to offer you a personal and unique experience. Therefore, we are not a volume-based organization.





What to Expect When Selling Your Home
FIRST STEP: Prepare Your Property For Sale

Day & Associates will:

  • Suggest how to stage and prepare your home for market.

  • Enlist the top tradespeople, designers, and professional estate sellers in the South Bay.

  • Take professional pictures and/or videos of your property to design a website, social media ads, postcards, flyers, and/or print ads.

  • Review and prepare seller’s disclosures and agent visual inspection for a streamlined escrow.

FOURTH STEP: Your Home is in Escrow

Day & Associates will:

  • Work closely with escrow and the buyer’s agent to make sure buyer’s responsibilities are met.  

  • Coordinate a physical inspection and appraisal with the agent and mortgage officer.

  • Advise you if buyers request a credit for repairs or reduction in sales price.

  • Walk you through any seller requirements using our expertise and connections.

  • You are not alone in this process.

SECOND STEP:
Go “Live” on the MLS & Get Ready for Offers

Day & Associates will:

  • Ensure other agents and buyers – locally and internationally – have access to your property’s details.  

  • Schedule open houses and agent appointments within one week of listing your home.  

  • Obtain agent follow up and feedback about your house, sales price, and overall appeal of your home.

  • Accept offers from buyers’ agents and schedule a time to review all offers with you.

FIFTH STEP:
We Are Just a Phone Call Away!

Day & Associates will:

  • Notify you once all contingencies are released and the buyer’s funds are in escrow.

  • Inform you when the sale has been recorded and your property is sold.

  • Implement our moving concierge service.

  • Answer any real estate questions and refer you to anyone who may help you with your home.

THIRD STEP: Review Offers and Begin Negotiations

Day & Associates will:

  • Review the characteristics of each offer to include the pros and cons.

  • Discuss your response and prepare the response for the buyer.

  • Continue to negotiate with the buyers until an agreement that meets your expectations is made.  

  • Put the agreement in escrow once we have a complete and signed contract.

We Provide an Easy Exit Guarantee. If our service is not 100% satisfactory, let us know, and we promise to remedy the situation within 24 hours. If you are still not satisfied, we will release you unconditionally from the listing agreement without any further obligation.
